Avalon is a subdivision in McKinney Texas and home to roughly 200 homes between McKinney Ranch Parkway and Sam Rayburn Tollway. The McGowan elementary school is located right in the middle of this community. There are approximately 800 residents in Avalon with an 84% homeownership rate.
These one and two-story brick homes feature four bedroom layouts with two or three bathrooms and in sizes from 2500 ft.² to 3100 ft.². The majority of homes were built between 2002 and 2005, however, a few homes near McKinney Ranch Parkway were built within the last five years. Most homes have a two car attached garage and a small handful have a three car garage with additional workspace.
Homeowners dues are about $50 per month and cover common area maintenance, community landscaping, and a community swimming pool. This is definitely a family-friendly community seeing that the elementary school is in the center with easy walking distance from most homes in the neighborhood.
Schools and Nearby
Avalon is located in the McKinney Independent School District and is served by the McGowan elementary school, located in the center of this neighborhood, the Leonard Evans Junior middle school, and the McKinney high school. The middle school and the high school are about 2 1/2 to 3 miles from Avalon.
For most services, residents don’t have far to go. On the corner of Lake Forest Drive and McKinney Ranch Parkway is a Walmart, McDonald’s, gas stations gas station and clinic. Right across the street is the Winniford Park and just up on Eldorado Parkway, about a mile or two away from Avalon is a Kroger, UPS store, Walgreens, and Market Street.
Downtown McKinney is about 10 minutes north along either the Tollway or Hardin Boulevard to Virginia Parkway. Downtown Dallas is about 35 to 40 minutes or 35 miles south.
